Garage Door Lifespan and Maintenance: How Long Everything Lasts
A garage door does not die of old age; it dies of cycles and neglect. Fifteen minutes of maintenance twice a year and a spring replacement at the right time is the difference between a door that lasts thirty years and one that strands you at eight.

About our team →How long each part lasts
Count cycles rather than years: one open plus one close is a cycle, and the average family door does 1,200 to 1,500 a year.
- Door slab: 20 to 30 years for steel or vinyl; 25+ for maintained wood
- Torsion springs: 10,000 cycles standard, 20,000 to 50,000 high-cycle
- Cables: 7 to 12 years
- Rollers: 10 to 15 years nylon, 5 to 10 steel
- Opener: 10 to 15 years
- Bottom seal: 3 to 6 years
- Remotes and keypad batteries: 1 to 3 years
The twice-a-year homeowner checklist
None of this requires touching a spring or a bottom bracket.
- Watch and listen to a full cycle from inside — note grinding, popping or jerking
- Balance test: pull the release, lift the door by hand halfway; it should stay put
- Auto-reverse test: place a 2x4 flat under the door; it must reverse on contact
- Photo-eye test: wave an object through the beam while closing; the door must reverse
- Lubricate hinges, rollers and the spring with garage-door lubricant — never grease the track
- Tighten visible hinge, bracket and track bolts; inspect cables for fraying
- Check the bottom seal and jamb weatherstrip for cracks and gaps
Warning signs to call about immediately
These are not wait-and-see items — each one risks a bigger repair or an injury.
- A loud bang from the garage, then a door too heavy to lift (broken spring)
- A visible gap in the torsion spring, or a cable hanging loose
- The door leaning, racking or lifting unevenly
- Rollers out of the track, or track pulled away from the jamb
- The door failing to reverse on the 2x4 test
- An opener that strains, hums or reverses without an obstruction
What a professional tune-up includes
We balance the door and measure spring performance, inspect and lubricate all bearings and rollers, check cables and drums, torque hardware to spec, adjust opener travel and force limits, verify photo eyes and auto-reverse to UL 325, and replace the bottom seal when it has hardened. Once a year is right for a family door; twice for a door used as the main entrance. Call (470) 999-6963 to schedule.
Frequently Asked Questions
How long does a garage door last?
The door itself typically 20 to 30 years. Inside that time expect one or two spring replacements, one roller and cable replacement, and one opener replacement.
How often should a garage door be serviced?
Annually for a normal household, twice a year if the door opens many times a day. Annual service catches worn springs and frayed cables before they fail.
What lubricant should I use?
A garage-door-specific lithium or silicone spray on hinges, rollers, bearings and springs. Never use WD-40 as a lubricant and never grease the inside of the track — it collects grit.
